Q. Can I get an early check-in or late check-out?
A. The availability for an early check in is dependent upon whether the housekeeping team has had time to fully clean, sanitize, and prepare the home for your arrival. If other guests are checking out the same day your reservation begins, we cannot guarantee an early check in. Please notify us prior to the day of your arrival, and as soon as possible if you believe you will be requesting an early check in so we may prioritize housekeeping services at your rental.
Q. Do the rentals include grilling utensils.
A. Yes.
Q. Is propane for the BBQ grills provided, or do we need to bring our own?
A. We strive to keep full propane tanks for the grills at all of our rentals. However, if our previous guests use all of the propane and do not notify us that it is out, we might not know that the tank is empty. In this case, it is the responsibility of the guests to purchase additional propane gas, or exchange one of our tanks on the property if propane is desired.
Q. Can I bring firewood for the fire pit from home?
A. No. In Arkansas, & Missouri hardwood firewood has been quarantined because of the emerald ash borer (EAB). This means that it is illegal for you to move any hardwood firewood out of the state without complying with federal EAB regulations.
Q. Do you provide essentials such as toilet paper, paper towels, trash bags, etc.?
A. Yes. However, should your group run out of any of these items, it is then the responsibility of the guests to provide.
Q. Is your kitchen fully stocked with (fill in the _____ ) silverware, pots, pans, plates, etc.?
A. Yes. Our kitchens are fully stocked with every imaginable item one would need to feel right at home. Unfortunately, from time to time some items go missing (such as blenders). If you are concerned that our rentals won’t have a large enough sauce pan, or the perfect margarita pitcher, please bring those items with you. Just don’t forget to take them home with you when you leave.
Q. Do your rentals have a washer/dryer/dishwasher?
A. Our three Bella Vista vacation homes have a washer, dryer, & dishwasher. Our property in Noel does not.
Q. Why do we have to provide guest names when renting one of your Bella Vista properties?
A. Guest passes are needed to use the Bella Vista amenities such as renting a boat from the marina, fitness facilities, pools, etc.
Q. Where do we pick up the keys, or get the lockbox code?
A. We will meet you on site to give you access to the house. Should we be unable to meet you on location for your arrival, we will email or message you the lockbox access code no sooner than 24 hours before your arrival.
Q. Why does the pricing at Riverside Retreat increase from $450 per night when I book my reservation?
A. We have our pricing for Riverside Retreat set for 4 guests to keep prices competitive, & lower for smaller groups. As the group size increases, so do utilities & complimentary items provided such as toilet paper, coffee, propane, etc. For this reason, rates are based on a four person occupancy with an additional $15 per person, per night fee for additional persons beyond four.
Q: Do you have cable or satellite at your properties?
A. Our three Bella Vista rentals have cable, & internet. There is not cable & internet at our Noel property at this time. There is however a DVD player & a small DVD collection.
Q. Do the rentals include outdoor seating/lounge chairs?
A. Yes.
Q. What is, or what will the water level be on the Elk River? Is it swimmable/floatable? How deep is the water at Riverside Retreat?
A. The water level on the Elk River is swimmable/floatable nearly all year round. However, the current water level can vary greatly depending on the amount of rain, or lack thereof we’ve received in recent days, or weeks. For the most current water level for your stay, you can check waterdata.usgs.gov.
Q. Can I rent for just one night?
A. We have a two night minimum stay at Emerald Shores and Riverside retreat. Cedar Lodge is a three night minimum stay.
